Job Profile:
• Nomination: Explaining the procedures to the customers; checking their documentation; getting the necessary approvals; endorsing the original documents and other activities associated with it.
• Possession: Coordinating the handing over of the possession on receipt of the occupation certificate; intimating the allottees; settling their accounts; processing the documentation received; mediating between the customers and the site office;getting the apartment completed; ensuring that all the allottees take the possession within reasonable time.
• Collection: Sending demands, reminders & final notices and ensuring timely payments. Following it up with the customers or brokers, on case-to-case basis. Preparing various MIS reports as and when required.
• Registration: Preparing and processing the Form A, required for registration. Coordinating the preparation of sale deed, execution and dispatch of the same.
• Mutation: Accepting the documents from the party. Scrutinizing it. Getting it cleared from the legal department. Sending necessary correspondence regarding the same.
• Brokerages: Preparing brokerage statement; getting it audited; obtain bills from the brokers. Getting the payment released.
• Agreements: Keeping a track on the receipt of the buyers agreement within reasonable time.
• Others:
o (a)Interacting with customers, responding to customers queries.
o (b)Preparation of various reports on weekly and monthly basis which includes collection reports of late construction charges, change of ownership charges & nomination charges on monthly basis. Making statement of accounts & stock summary every month.
o (c)Coordinating with various departments’ example, site office, legal department, accounts department & system department etc.
• Handling registration of properties in two phases: - Pre Registration and Post Registration process.
• Pre Registration Process: Processing Form A, Coordinating with the Legal Deptt. for Preparation of Draft Sale Deed. Sending Letters/ emails/ reminders to sign the Sale Deed, sending Draft Sale deed to customers for signing and forwarding the same to Legal deptt.
• Post Registration Process: Collect the Sale Deeds from Legal Deptt., confirming the Dues from the Maintenance office, sending Letters/ emails/ reminders to clear the maintenance dues, Preparing the Ownership Letter and forwarding the sale deed to financial institution/customer.
• Keeping undelivered sales deed in the custody, sending letters / reminders to collect the same. Processing the documents for rectifications / exchange deeds and find the same to the customers.
• Updating of Information: Updating the customer’s address change in the system/replying the same to customer with copies to maintenance office. Entering agreement details, possession details & lien marking in the system.
• General: Carrying out the details and the tasks assigned by the supervisor, distribution of demands etc. Handling tele calls regarding registration.
Candidate Profile:
The required candidate should be a MBA with a minimum of 2 years experience into with a Real Estate Industry background.The work location will be in Delhi.
